Big News in Charleston!!

Boeing is Coming!

You may have heard the news..Boeing Aircraft will be building a new plant that will be assembling their new state of the art airliner in the coming months. This project assures nearly 4000 new jobs directly to the Charleston area and will indirectly produce more than 5000-10000 more. You can imagine the effect that will have on our local economy. I have already started hearing from a few Boeing managers and engineers who are searching for a new home. Great news for sellers! And really good news for our real estate values!

Signs of Activity!!

I have been at this for a few years now and finally I am seeing signs of optimism in our economy. Most experts agree that when people start buying homes again, the recession will have been ended for 3 to 6 months. We have seen more homes sold in the last 90 days!

Don't get me wrong, there are plenty of homeowners who are in trouble and desperate to find a way out. For example, I know of at least one homebuilder who has drastically cut the prices on his spec homes on Isle of Palms. There are several investors,primarily real estate agents, who bought investment/rental homes at the height of the market and cannot hold onto to them much longer.  They are calling me at regular intervals asking me to bring ANY offer.   
These are opportunities for those buyers who have always wanted to relocate or buy a second home at the beach. At prices that can make the rental investment make sense.

The challenge????

What are todays buyers looking for in a resort/island/coastal home?  
If you have been following the market I am interested in getting feedback from you. Many sellers 
here on the island are at a loss as to what buyers want to see in order to buy a home home.

The Holidays in Charleston

As we head into the holiday season, the coast of Charleston, South Carolina becomes awash in festivities.
If you have spent any time in this area, you know that there are festivals and celebrations almost year-round.
During the holidays, the residients of Charleston seem to take it up a level. 

Try to imagine Christmas trees and lights along the dunes of The Grand Pavilion at Wild Dunes!! The resort
really puts on it's "holiday best" this time of year. The resort historically sells out it's many different
accomodations during the Thanksgiving holiday. Events at Wild Dunes include a parade of decorated golf
carts, a traditional Thanksgiving brunch and dinner, and the ceremonial lighting of the Grand Pavilion and

November and early December offers some of the best weather of the year which should enable holiday golf and tennis outings with family and friends. The great news is that the beach at Wild Dunes has been renourished and is as wide as ever! The 18th hole of the Links Golf Course has been re built and will open  

The South Carolina beach offers the finest in relaxing scenery, dining, shopping, and other entertainment options. Why would you go sll the way to Florida?   

And yes, the soft housing market has arrived here too! Charleston South Carolina real estate is more affordable than it has been in years. If you've been waiting for the right time to make that purchase of a house or condo,
now IS the time! There are many "motivated sellers" who are waiting for an offer!

There are currently some great deals on realestate on Isle of Palms, Sullivan's Island, Wild Dunes, and Mount Pleasant.

Spring in Charleston...

Spring in Charleston, there is no place like it. In this region the Azeleas are in full bloom, some of them
over ten feet high!  Hre on Isle of Palms, traffic is certainly picking up. Bargain hunters are looking for 
a deal on that long awaited family beach home. On the weekends, beach traffic is starting to increase 
as day trippers come to the beach from as far away as Columbia.

The golf season is in full swing as the Masters(Augusta) and Heritage (Hilton Head) Golf tournaments 
have completed and marked the beginning of the season. (although around here, it never ends!)

As I mentioned before, real estate traffic is increasing although the buyers are VERY choosy. They are 
looking for value and it is out there. 

If you have been waiting for the right time to buy a second home at the beach on on the golf course, this is it.

Everyday, I run across sellers who are anxious for an offer on their house or condo.
